Vitality Living Expands Portfolio with New Management Agreements in Partnership with LTC Properties

Seabrook at Murrells Inlet and Hearthwood at Athens enter new chapter under Vitality Living

Brentwood, TN — Vitality Living announced the addition of two senior living communities to its growing portfolio — Seabrook at Murrells Inlet in Murrells Inlet, South Carolina, and Hearthwood at Athens in Athens, Georgia, through a new management partnership with LTC Properties (NYSE: LTC), a leading real estate investment trust focused on seniors housing and health care properties.

The communities, formerly operating under the Legacy Village brand, will now be managed by Vitality Living, with a focus on enhancing resident experience while maintaining the strong teams and community cultures already in place.

“This partnership represents an exciting opportunity to align with a respected capital partner and bring our operational approach to two well-established communities,” said Chris Guay, CEO of Vitality Living. “Our focus is to support the teams on site, build on the strong foundation already in place, and continue elevating the experience for residents and families.”

Strengthening a Strategic Partnership

LTC Properties is a real estate investment trust that invests in seniors housing and health care communities across the United States, with a portfolio of nearly 200 properties and partnerships spanning multiple operators.

The company focuses on long-term investment in assisted living, memory care, independent living, and skilled nursing communities, utilizing a range of structures including joint ventures and operating partnerships to support growth and operational excellence.

This new collaboration reflects a shared commitment between Vitality Living and LTC to invest in high-quality communities and deliver strong outcomes for residents, team members, and stakeholders.

Community-Focused Transitions

Both communities will continue operating with their existing leadership teams and care staff, ensuring continuity for residents and families.

  • Seabrook at Murrells Inlet (SC): A well-established assisted living and memory care community serving the Grand Strand area, now entering a new chapter with a refreshed identity and future enhancements under Vitality Living.
  • Hearthwood at Athens (GA): A longstanding community with strong ties to the Athens area, including connections to the University of Georgia, now positioned for continued growth and engagement through Vitality Living’s operational platform.

As part of the transition, both communities will integrate Vivid Life®, Vitality Living’s signature program focused on physical, cognitive, and social engagement while supporting residents in living active, connected, and purposeful lives.

Positioned for Continued Growth

This partnership aligns with Vitality Living’s broader growth strategy, which includes expanding through third-party management relationships and strategic capital partnerships across the Southeast.

By combining LTC’s investment platform with Vitality Living’s operational expertise, the collaboration is designed to deliver long-term value while enhancing the daily experience within each community.
